Your First Home: 5 Tips to Get You Started

Purchasing a home is one of the most exciting—and also stressful—things you can do. After all, it's a huge purchase and a big financial decision. There's so much to think about!


But don’t worry! I can help help you make the process go more smoothly and get into your dream home sooner. Here are my five tips when buying your first home.


#1 Set a Budget


As a top-producing member of Jack Conway Realtors Onset, I first ask my clients how much they are willing to spend. This, for me, is the first and the most crucial step when purchasing your first home--setting a budget that works for you.


How much can you realistically spend monthly on mortgage payments, property taxes, and maintenance?


Calculating how much you can realistically save each month and deciding how much of that money should go toward a down payment and monthly mortgage payments can give you a firm understanding of your budget. Aside from that, you might also consider unexpected expenses and other large purchases, like furniture or renovations.


This may sound like a lot, but I'll help you sort everything out! I will help you navigate various financing options available so that you feel confident in your decision. From closing costs to legal fees and moving expenses, I will be patient with you throughout the process and provide valuable advice along the way!


#2 Decide what features are most important to you

When buying your first home, it's easy to get caught up in all the excitement and overlook practical considerations. I totally understand that; been there, done that! But if you take the time to sit down and think about what's most important, you'll be in a much better position to find the perfect home.


Before we start our search, we need to make sure that you know exactly what features matter most to you in a home—like the number of bedrooms or proximity to schools or shops—so that you don’t waste time looking at properties that don’t meet your criteria.


Do you need a spacious kitchen? A large backyard? A short commute?


Once you've decided which features are non-negotiable, we can start narrowing down our search. Deciding which features are most important when buying a home is one of the most challenging decisions you'll have to make.


Remember, your needs may change over time, so choosing a home with some flexibility is important!


#3 Research Your Location


After we have narrowed down our options, we are ready to start shopping for your first home. But don't get excited yet. We need to research and choose a location that will suit your current and future needs.


If you're working full-time, you'll want to choose a location close to your job. Consider how far you're willing to drive, and then we'll look for homes within that radius.


And, of course, we also need to take some time to walk around the neighborhood and get a feel for the area. Are the streets safe? Are the houses well-maintained? Is there a sense of community? We can also talk to some neighbors to get their impressions of the area.

#5 Get an Inspection (and don't be afraid to walk away)


Before closing on a property, we will ensure that the property you chose is inspected by a qualified inspector who will check for structural damage or safety hazards like mold or asbestos, which could cost thousands of dollars in repairs later on if left unchecked now. They will also give valuable insight into potential problems that may need addressing before moving in (e.g., outdated wiring).


And remember, just because you're in love with a particular property doesn't mean you should overlook potential problems! Our inspector will identify all issues with the home before you commit to anything. If the inspection has serious problems, don't be afraid to walk away from the deal, or we can ask the seller to make repairs before moving forward.
